Short. Plain. The deal between you and HomeRev when you use our free assessment.
What HomeRev is
HomeRev is a free tool that gives Greater Toronto Area homeowners an AI-generated assessment of their property's legal income-suite potential — basement, garden suite, laneway suite, or interior ADU. We pull real zoning + property data from public sources, run it through our model, and return a report with cost, rent, value uplift, and risk estimates.
If you choose to book a free site visit, we connect you to a local contractor who can confirm the numbers and quote the actual work.
Who can use HomeRev
You must own (or be acting on behalf of the owner of) the property you're assessing, and the property must be in one of our launch cities: Toronto, Mississauga, Brampton, Vaughan, Markham, or Richmond Hill.
You must be at least 18 years old.
The assessment is an estimate, not advice
Our assessment is not professional advice. Cost ranges, rent estimates, value-uplift projections, and risk lists are AI-generated from public data. They are starting points for a conversation, not engineering reports or appraisals.
Before you spend money on construction, get a structural engineer, a licensed contractor, and (where applicable) a real estate appraiser to verify the specifics for your lot. HomeRev's recommended next step always includes a free site visit with a local expert who can confirm the numbers against your actual property.
No guarantees
We do our best to use accurate, up-to-date data, but we can't guarantee that every number in your report will hold true. Zoning changes, costs fluctuate, contractor availability varies, and public property data is sometimes incomplete or stale. If our report turns out to be wrong for your property, we're not liable for the difference.
Connecting you to contractors
When you book a site visit, you're consenting to us sharing your name, contact info, address, and the assessment we generated with the contractor we connect you to. They contact you directly to schedule the visit and provide a real quote. You're under no obligation to hire them.
Your content
The address you enter and any information you provide stays yours. We use it to generate your assessment, to improve our model (in anonymized form — see the privacy policy), and to connect you to a contractor if you book. We don't sell it, don't share it with marketers, and don't train third-party AI models on it.
Our content
The HomeRev website, the assessment report format, the brand, and our algorithms are our intellectual property. You can share your own assessment with your contractor, spouse, or anyone else you trust. You can't scrape or systematically copy reports for properties you don't own, or republish our content as your own.
Limits of liability
HomeRev provides this service "as-is". We're not liable for: lost profits or business opportunity from acting (or not acting) on an assessment; construction cost overruns; permit denials; contractor disputes; or any other consequential or indirect damages. Our total liability to you for any claim related to HomeRev is capped at the amount you paid us — which for a free assessment is zero.
When we can stop service
We can stop serving any address or user if we suspect abuse (scraping, automated requests, fraud, harassment of our contractor partners). For an honest homeowner this never happens — these terms are aimed at bad actors.
Changes to these terms
When we change anything material, we'll update the date at the top of this page. Your continued use after we publish changes means you accept the updated terms.
Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute goes to the courts of Toronto, Ontario.
